To summarize activity in the past month, there were 5 residential properties listed for sale in Mumford Cove by local real estate agents as of December 1st. These had all been listed for sale on November 1st also, and 4 of the 5 had been listed 3 months ago on September 1st as well. There were no homes “under deposit” as of December 1st, and no new listings were added in November.
The average listing price for these 5 listed homes was a little under $845,000 with prices in the range $649,000 to $995,000. The homes ranged in size from 1744 square feet to over 5000 square feet with the average at a little over 2800 square feet. These homes had between 3 and 6 bedrooms, and from 2 to 5 bathrooms; 3 of these 5 homes also had one half bathroom.
The chart below provide some additional detail about the listing price relative to the # of bedrooms and range of living area sizes.
There were closings for 3 homes in Mumford Cove in 2016 so far: one in May, one in July and one in September. One was for a 2600+ square foot home with 5 bedrooms and 3 full bathrooms which sold for a little over $575,000. Another was for a 2000+ square foot home with 4 bedrooms and 3 full bathrooms which sold for around $650,000. The remaining home was approximately 1670 square feet with 3 bedrooms and 2 bathrooms which sold for a bit under $350,000.
For comparison, there were closing on 4 homes in Masons Island for 2015. The prices were in a broader range from $430,000 to about $935,000 with the average at $688,500. They ranged in size from 1840 to just over 3000 square feet with the average size at about 2400 square feet. These homes all had 3 or 4 bedrooms and 2 or 3 full bathrooms; 2 of the 4 also had one half-bathroom. The listings for these homes were active on the market for between 21 and 405 days.
