I work with several builders and I have seen a lot of new construction homes in Connecticut. There seems to be a real trend in a few areas. The fuel of choice seems to be trending toward liquid propane (gas is not available in most areas). The systems burn at a very high efficiency, lowering the cost of a chimney.  In addition, there is no need for an interior oil tank. Another advantage of propane is in relation to an oven or cook top. I find that electric cook tops may be a deal breaker to people who like cooking with gas/propane. In the rare situation that a buyer demands an electric cook top, it is easy enough to wire an outlet for them.

The open floor plan is now the way most new construction homes are being built. The Great-Room (kitchen open to a living space) is very popular both for entertaining and enjoyment.  Depending on the generation of the buyer, formal dining rooms are often being replaced with extra playrooms and private office spaces. We have a nice new development in Mystic on Godfrey Road with a cape on one lot and the two remaining lots are available to custom build a home.  We have a second development in Mystic on Pendleton Farm Lane that has two available lots.  One is going to be an economical ranch with a first floor master bedroom suite and the second will be a colonial with second floor laundry.

A feature I find that is high in demand in new developments but often avoided by builders is ranch style homes or homes with first floor master bedrooms.  I often have buyers ask why builders are not building more ranches.  The aging population of down-sizers are looking to move from their 2400-3000 square foot house into something more manageable and all on one level.  What most buyers do not realize about the design and construction cost of a home is that a ranch is much more expensive to build on a square foot basis.  There are New Construction sites in Groton and buildable lots in Stonington available with a number of different local builders featuring their modern designs and custom homes.

If you are interested in building a home, you can use our “search all listings” feature.  Within the town of Groton, there are a total of 13 advertised new homes.  Three of these are listing in Noank, 7 properties are available in Mystic, and 3 in the town of Groton (06340)  There are 12 homes available within Ledyard and 8 of those are in the Gales Ferry area of town.  Stonington has 33 available listings including the Stonington side of Mystic, Pawcatuck, and Masons Island.  There are currently no designs for homes in Lords Point or Latimer Point.  However, you may be able to find land and a builder to custom build something.
